Liberty Property Management, LLC ("Liberty Property Management," "Company," "we," "us," or "our") respects your privacy. This Privacy Policy explains how we collect, use, disclose, and protect information when you visit www.libertypmnc.com (the "Site"), submit an inquiry or application, or otherwise interact with us as a prospective tenant, current resident, property owner, or website visitor. By using the Site, you agree to the practices described in this Policy.
1. Information We Collect
We collect information in the following categories, depending on how you interact with us:
a. Information You Provide Directly

Contact information: name, mailing address, phone number, and email address (for example, through our contact form, free consultation request, or newsletter signup).

Prospective tenant information: rental application details, employment and income information, rental history, and information contained in consumer/background/credit reports obtained through our screening provider.

Prospective/current property owner information: property details, ownership documents, banking information for ACH deposits, and tax reporting information (e.g., for IRS Form 1099 reporting).

Communications: messages, maintenance requests, or inquiries you send us by phone, text, email, or through AppFolio or Tenant Turner.
b. Information Collected Automatically

Standard web log data such as IP address, browser type, device type, pages visited, and referring URLs.

Cookies and similar tracking technologies used for site functionality and analytics (see Section 5).
c. Information from Third Parties

Consumer reports, criminal background checks, eviction history, and credit information from tenant screening companies, in connection with rental applications, and only as authorized by the applicant.

Information from property listing syndication and scheduling platforms, including Tenant Turner (tour scheduling and application intake) and AppFolio (property management software).
2. How We Use Your Information
We use the information we collect to:

Evaluate rental applications, including obtaining and reviewing consumer reports and rental/criminal history, consistent with our written applicant screening criteria and Fair Housing obligations.

Communicate with prospective tenants, current residents, and property owners, including responding to inquiries, scheduling showings, and sending maintenance or lease-related notices.

Manage leases, rent collection, ACH deposits, owner statements, and required tax reporting.

Operate, secure, and improve the Site and our internal systems (AppFolio and Tenant Turner).

Send requested newsletters or marketing communications, where you have opted in, and administer opt-outs.

Comply with applicable law, respond to legal process, and enforce our agreements and policies.
We do not use applicant or tenant data to make decisions based on race, color, religion, sex, national origin, familial status, disability, or any other class protected under the federal Fair Housing Act or North Carolina law.
3. How We Share Information
We do not sell your personal information. We disclose information only in the following circumstances:

Service providers: with vendors who perform services on our behalf, including AppFolio (property management platform), Tenant Turner (scheduling/application intake), tenant screening/consumer reporting agencies, and payment/ACH processors. These providers are authorized to use your information only as necessary to provide services to us.

Property owners: with the owner of a property you have applied to rent or currently reside in, to the extent reasonably necessary to manage the property or evaluate an application, consistent with the Fair Credit Reporting Act and our screening policy.

Legal and safety purposes: to comply with a subpoena, court order, or other legal obligation, or to protect the rights, property, or safety of Liberty Property Management, our clients, residents, or the public.

Business transfers: in connection with a merger, acquisition, or sale of business assets, subject to standard confidentiality protections.

With your consent: for any other purpose disclosed to you at the time of collection or with your authorization.
4. Text Messages and Phone Calls (TCPA)
If you provide your phone number to us, including through our website, a rental inquiry, or by calling or texting the number listed on our Site, you consent to receive calls and text messages from Liberty Property Management related to your inquiry, application, tenancy, or property management services, which may be sent using automated technology. Consent to receive texts is not a condition of any purchase or service. Message and data rates may apply. You may opt out of text communications at any time by replying "STOP" or by contacting us using the information in Section 12. We will honor opt-out requests promptly.
5. Cookies and Tracking Technologies
Our Site, hosted on Wix, uses cookies and similar technologies to operate site features, remember preferences, and gather aggregate analytics about how visitors use the Site. You can control cookies through your browser settings, including blocking or deleting them; disabling cookies may limit some Site functionality. We do not currently respond to browser "Do Not Track" signals because no common industry standard for recognizing them has been adopted, but we do not use tracking technologies to serve targeted third-party advertising.
6. Third-Party Links
The Site may link to third-party websites, such as AppFolio owner/resident portals, Tenant Turner scheduling pages, or social media. We are not responsible for the privacy practices of those third parties, and we encourage you to review their privacy policies separately.
7. Data Security
We use reasonable administrative, technical, and physical safeguards designed to protect personal information from unauthorized access, use, or disclosure, including access-restricted electronic records, secure storage of physical files, and encrypted transmission (SSL/TLS) where applicable. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.
8. Data Retention
We retain personal information for as long as reasonably necessary to fulfill the purposes described in this Policy, including the duration of any tenancy or management agreement, plus any additional period required by North Carolina real estate licensing law, tax law, or other applicable legal or record-retention obligations. When information is no longer needed, we dispose of it securely, including shredding physical records and permanently deleting electronic records.
9. Security Breach Notification
In the event of a breach of security compromising unencrypted personal information, we will notify affected individuals and, where required, applicable state agencies and consumer reporting agencies in accordance with the North Carolina Identity Theft Protection Act, N.C. Gen. Stat. § 75-65, and any other applicable state breach notification law.

Do Not Track / anonymous browsing: You may browse the Site without submitting personal information; certain features (such as the consultation request form) will not function without it.
11. Children's Privacy (COPPA)
The Site is intended for adults seeking property management, leasing, or real estate services. We do not knowingly collect personal information from children under 13. If we learn that we have inadvertently collected such information, we will delete it promptly.

For any commercial email communications, we will not use false or misleading subject lines, will identify the message as an advertisement where applicable, will include our physical business address, and will honor opt-out/unsubscribe requests promptly, consistent with the CAN-SPAM Act.
